Why Your Driveway Keeps Turning Green

By Delta Softwash

It is one of the most common frustrations we hear from homeowners in Mobile, Daphne, and out toward Fairhope. You pressure wash the driveway, it looks great for a while, and then the green comes creeping back within a matter of months. It is not bad luck and it is not a defect in your concrete. It is biology, and understanding it is the key to actually stopping the cycle.

What Is Actually Growing on Your Driveway

That green film is almost always algae, sometimes mixed with moss or lichen depending on how shaded and damp the area is. Algae spores are airborne and land on every exterior surface constantly. On a driveway, they find everything they need to thrive: moisture from rain and irrigation, organic debris like pollen and leaves for food, and a porous concrete surface to grip onto.

Why Gulf Coast Driveways Have It Worse

Mobile Bay humidity keeps surfaces damp for longer stretches than drier climates, which gives algae more time to establish and spread. Add in our long pollen season, frequent afternoon storms during storm season, and shaded driveways under oak canopies common in older Mobile and Spanish Fort neighborhoods, and you have close to ideal conditions for algae growth nearly year-round.

Why Pressure Washing Alone Doesn't Solve It

Standard pressure washing blasts away the visible algae on the surface, but concrete is porous. Algae roots and spores can sit down in those pores, out of reach of pure water pressure. Within weeks, whatever survived starts multiplying again, and the green film returns, often faster than before because the surface texture has been roughed up by the pressure washing itself, giving spores even more grip points.

How Soft Washing Handles It Differently

Soft washing driveways and other hard surfaces uses a cleaning solution formulated to kill algae, mold, and mildew at the root, not just rinse the surface. The solution gets down into the pores of the concrete where pressure alone cannot reach, and it keeps working after we leave, which slows regrowth significantly compared to a plain pressure rinse.

Making the Results Last Longer

  • Keep gutters and downspouts clear so water drains away from the driveway properly
  • Trim back trees and shrubs that keep sections of the driveway shaded and damp
  • Sweep away leaves, pollen, and organic debris regularly
  • Schedule a maintenance soft wash once or twice a year, especially on shaded driveways

No cleaning method makes a driveway permanently immune to algae, since spores are always in the air here. But a proper soft wash extends the clean look for months longer than pressure washing alone, and a regular maintenance schedule keeps the green from ever fully coming back.
