How Often to Wash a House on the Gulf Coast

By Delta Softwash

If you have ever compared notes with a friend or family member who lives up north, you might have heard them say their house only needs washing every three or four years. That timeline simply does not apply here. Along the Gulf Coast, in Mobile, Daphne, Fairhope, and the surrounding areas, homes face a very different set of conditions that speed up dirt, algae, and mildew buildup considerably.

Why Our Climate Is Tougher on Homes

Mobile Bay humidity sits at high levels for most of the year, which creates constant moisture on exterior surfaces. Add in heavy pollen season each spring, frequent rain and afternoon storms during storm season, and salt air for homes closer to the coast, and you have a recipe for faster algae and mildew growth than homes see in drier or cooler parts of the country.

General Guideline for House Washing

As a general rule, most homes in the Mobile and Baldwin County area benefit from a full soft wash once a year. That keeps algae, mildew, and grime from building up to the point where it starts affecting your siding's appearance or your paint's condition long term.

When You Might Need It More Often

  • Homes shaded heavily by trees, common in older neighborhoods in Mobile and Spanish Fort
  • Properties near the water where salt air and moisture are constant
  • North-facing walls that stay damp and shaded most of the day
  • Homes that have visible green or black streaking within just a few months of a previous wash
  • Homes preparing to sell, where curb appeal matters for showings

Some homes with heavy shade or constant moisture exposure do well on a twice-a-year schedule, especially north-facing sides that rarely see direct sun to help dry things out.

When You Can Stretch It Longer

Homes in more open, sunny lots with good airflow and less tree cover, common in newer developments around Saraland and parts of Theodore, sometimes go a bit longer between washes since sun exposure naturally slows algae growth. Even then, we recommend not going past about eighteen months without a look, since buildup that is allowed to set in for years becomes harder and more expensive to fully remove.

The Cost of Waiting Too Long

Algae and mildew are not just cosmetic. Left untreated over multiple seasons, they can work into paint and siding materials, leading to discoloration that does not fully reverse and, in some cases, contributing to premature wear on exterior surfaces. A regular washing schedule is far cheaper than dealing with paint jobs or siding repairs caused by years of neglected buildup.

Roofs Follow a Slightly Different Timeline

Roof algae, the black streaking you see on shingles, tends to build up more slowly than siding grime but should still be addressed every one to two years to prevent long-term damage to shingles and to keep your roof looking its best.
